Who we help

Brokerage Owners and Managers

As an owner or manager of a real estate brokerage office, you know that your agents are your source of revenue. At KDS Law, we sit down with new agents to help bring them up to speed quickly, thereby reducing mistakes and increasing their efficiency. Need updates and legal items addressed with your staff? We’ve got you covered there too. Let us know the date and time of your next staff meeting and KDS Law will happily send a representative to discuss any legal topic relevant to you and your team.

Real Estate Agents

Your clients are your livelihood. At KDS LAW we realize that every transaction represents the potential for future referral business for you. Our thorough, detail oriented approach to the legal representation of your clients starts with a fundamental belief in the need for open lines of communication. Our approach makes the agents we work with more productive and helps them sleep better at night knowing that every detail is being monitored (seriously - we’ve been told this numerous times).

Mortgage and Loan Officers

At KDS Law, our job is to make the conveyance process as smooth and as seamless as possible. Knowing that every transaction represents the possibility for future referral business, we work diligently with our contacts in the title industry to obtain all necessary title components, resolve title issues and keep conveyances on track for a timely Closing.

Buyers

The home buying process, especially for first time buyers, can be a nerve-racking and daunting experience. At KDS Law, we approach every transaction with the belief that more information is better than less. We love working with first time homebuyers so much that we teach dozens of first time homebuyer courses throughout the greater Boston area every year. We’ve even turned those on-site courses into a series of videos that you can find in our Resources portion of our website. When you finally close on your new home, if the process hasn’t been easier than you thought it would be, we haven’t done our job.

Sellers

The purchase of real estate often represents the single most important purchase in one’s lifetime. In turn, the equity built in real estate is often one’s largest vehicle of wealth accumulation. At KDS Law, we recognize the significance of every sale to our clients and therefore handle every sale with the attention and concern it deserves. When we finally close on the sale of your home, as we hear from our clients time and time again, you’ll be amazed at how simple and seamless the process has been.

Real Estate Developers

At KDS Law, our objective from the outset was to be able to provide comprehensive legal guidance to developers of real estate from the acquisition of raw land through the leasing or sell-out of a completed project. With legal knowledge grounded in real estate finance and real estate development, we can assist with everything from pro forma creation and analysis, option and structured contracts for purchase, zoning analysis and relief, condominium creation and conversion, and the leasing or sell-out upon completion.

Restauranteurs

While it might surprise you, the founding member of KDS Law has nearly 20 years of restaurant experience in the Boston area. Leveraging our familiarity with the restaurant business and our contacts related to every aspect of owning and operating a restaurant, we guide new and seasoned restaurateurs through the formation of brand new concepts, the opening of additional locations of existing concepts and the buyout of existing businesses. Need help through the buildout with contract negotiations or find yourself in a dispute with your contractors and third parties? We’ve got you covered there too.

What we help with

Buying and Selling

The home buying process, especially for first time buyers, can be a nerve-racking and daunting experience. Conversely, many of our clients are selling a home for the first time. At KDS Law, we recognize that the purchase of real estate often represents the single most important purchase in one’s lifetime and in turn, the equity built in real estate is often one’s largest vehicle of wealth accumulation. Therefore, we approach every purchase and sale with the same personal significance placed on it by our clients. When we finally close on the purchase or sale of your home, as we hear from our clients time and time again, you’ll be amazed at how simple and seamless the process has been.

Refinancing

Unbeknownst to most homeowners, when a lender provides a loan to purchase a home or for a refinance on property, a law firm is inherently involved in this process. At KDS Law, we work diligently with our contacts in the title industry to assist many local lenders and mortgage companies to assist their clients in the purchase and refinance of real estate. Have questions on refinancing or need recommendations for local lenders? Please contact our office… we’re here and happy to help.

Zoning Analysis and Relief

Simply put, local zoning codes tell you what you can do with your property and the size and location of what you can build on it. A common misconception by many of our clients is that you have to be a big developer to get tripped up by local zoning codes. While it is true that developers are most likely to have zoning issues, even smaller projects by home owners may need zoning relief. Looking to expand into your basement or attic or to build a deck or expand your existing one? These are all things that may trigger the need for relief from local zoning codes. At KDS Law, we can assist both homeowners and seasoned developers with zoning analysis and needed relief from local zoning codes.

Land Subdivision

Do you own a tract of land or is your home sitting on an abnormally large parcel of land? At KDS Law, given our knowledge of local zoning codes, we have helped clients subdivide their land to permit the further sale or development of their property.

Condiminium Conversions

At KDS Law we help clients create condominiums from both ground up new construction and convert existing multifamily properties into condos. Tired of being a landlord or need to free up some of the equity you’ve built in your home but don’t want to leave the place you’ve been living in for years? At KDS LAW we have helped many such landlords and owners convert their existing multifamily properties into condos, sell off some of their units (thereby sharing the responsibility of maintenance) and tap into the equity they’ve built in the property over the years.

Commercial Real Estate and Development

Most real estate law firms can only assist developers in the acquisition and sell out of a development project. At KDS Law we are a one stop shop for real estate developers. With legal knowledge grounded in real estate finance, we can assist as early in the process as pro forma creation and analysis. Not certain what your end project can garner due to local zoning codes? With our knowledge and ability to assist clients with zoning analysis and relief, we assist developers in negotiating option and structured contracts that are contingent on the scope of granted zoning relief – a process that we can also guide you through. Shovel ready? We can assist with negotiations with contractors, the creation and sale of condominiums and the negotiation of leases with residential and commercial tenants. In short, KDS Law picks up where most law firms leave off.

Restaurants

Few real estate firms have actual restaurant experience. At KDS Law, the founding member has nearly 20 years of restaurant experience in the Boston area. Leveraging our familiarity with the restaurant business and nearly two decades of contacts related to every aspect of owning and operating a restaurant, KDS Law is uniquely adept to guide new and seasoned restaurateurs with all their restaurant related legal needs. In short, if you have the gumption to open and operate a restaurant, we have all the legal knowledge and resources to help you on every step of the journey.
